Comfortable apartments with great potential but lack of attention to guests

+ Comfortable and clean apartment 5 min walk from the Republic square. Amazing location with plenty of supermarkets and cafes close by. The property has a great potential with a bit of effort invested into below.

− 1/ Check-in and overall communications were a disaster. I had to chase the property for checking instructions (3 requests sent), at 20pm on arrival day I still had nothing & was not sure where I would sleep. Then they sent the address but didn’t mention that the street was renamed nor gave me the entrance code, so I had to wait in the street till someone enters.then finally I arrived and they told me I had to get cash. It should take 2 sec to send a standard communication to a guest with ALL the necessary details. Instead of feeling welcome, you feel stressed at your own money. 2/ Additionally there was no shower gel, nor water, nor tea bags; shampoo not refilled, soap container broken and almost empty. Small details cost very little but make a huge difference.

+ It’s total fraud. We booked room in advance and there was no when arrived at location. Contact person didn’t answer my calls.

It was a good place for a week.

+ The apartment is close to city center and lots of restaurants.

− Thr fridge is very small. The widows cannot be left open during day, because they are opening to a terasse.

− We booked 3 rooms and when checked in there was just two, thats why we had to sleep on sofa bed, also, there is no payment by card, in one room air conditioner wasnt working, you have to pay for parking (also in cash).

− In the description, it said that there is a desk but there wasn’t! And the host didn’t provide me with one and I had to work in a very difficult condition for 10 days!!!

After I wrote my review, the hotel owner harassed me on WhatsApp

− "The room wasn't clean at all and was dusty!! The person in charge of the reservation wasn't very cooperative! We also had trouble finding the address, which is difficult for someone who doesn't know Russian or Armenian, even though it seemed like a straightforward address! Add to that, the Wi-Fi connection was very weak! I even had trouble connecting to the internet and requested help several times! No one came to follow up!! There were also no basic amenities provided, like shampoo, trash bags, towels, or toilet paper. p.s : After I wrote my review, the hotel owner harassed me on WhatsApp

A good stay; it offers good value for money.

+ * Excellent location and easy access, close to Republic Square. * The room and the entire apartment were clean. * The elevator was good and modern. * The wardrobe was spacious and well-designed. * The bathroom was good. * There were Cameras throughout the apartment, which gave me a good sense of security.

− Cons: This room does not have a balcony and only has one window. Unfortunately, the view is of the rooftop and taller neighboring buildings, where people from other buildings—mostly men—often smoke and talk loudly, either with each other or on the phone. Because of the lack of privacy, you can’t comfortably keep the curtains open. In addition, there are several air conditioning units directly below the window. If you open the window, the noise from these units is quite disturbing. Overall, the window is only useful for letting in natural light—it does not offer any view or a pleasant atmosphere. The wardrobes were not clean and were full of dust. The kettle was working, but its lid was broken and it was very old. I have attached photos for reference. -During our 10-night stay, the toilet paper was not replenished, the room was not cleaned again, the towels were not changed, and we had to take out the trash ourselves. In other words, regardless of how many days you stay there, no cleaning service is provided and nothing is restocked during your stay.

A pleasant and memorable stay

+ The photos accurately represent the apartment. In fact, the room, bathroom, and kitchen were even cleaner and nicer than they appeared in the pictures. The entire building is clean and gives a pleasant, welcoming feeling. The location is excellent, with everything you need within walking distance. The elevator is modern, clean, and works well.

− Cons : You can constantly hear water dripping from the air conditioners mounted on the balcony walls. If you are very sensitive to noise, this could be annoying, although it didn't bother me personally. The host does not speak English, so communication can be a bit difficult. The kitchen could also be better equipped with more utensils. In addition, the balcony is shared with several other rooms and is not private.

Exceptional

+ YARS Apartments is an excellent choice for accommodation in the very heart of Yerevan. The location is perfect, with many good restaurants, shops and convenience stores nearby. Republic Square and the main shopping area on Northern Avenue are only a short walk away. The staff are extremely welcoming, friendly and helpful, while the surrounding area feels very safe, lively and popular with tourists. The apartment was sufficiently spacious, very clean and comfortable. The bed was comfortable, and the bathroom was spotless, with very good water pressure. I would gladly stay here again and highly recommend YARS Apartments, especially for business trips, thanks to its central location, comfort and easy access to the main areas of the city.

− The only thing to keep in mind is that reservations should be made well in advance. Due to the excellent central location and the very good accommodation conditions, these apartments are in high demand and availability can be limited.
