− 1You have to lift the luggage into the car yourself You will have to bring your own food order from outside.You have to say it 10 times for cleaning.For room service, you will have to collect water bottle and towel soap from the reception downstairs. Only 1 star

+ The rooms are large enough to easily accommodate 2 adults and 2 kids under 12years. The property is generous enough to allot free extra bedding to regular customers. The ambiance in the rooms is quite good, very well ventilated. Location is really convenient as there are restaurants, coffee shops, grocery shops, ATMs, bus stops, malls, hospitals etc, all within walkable distances. Value for Money

+ Clean room and spacious , with a lot of amenities Great location not far from everywhere which is good in such an overscaled city. More over, the surrounding night life is great, plenty of restaurants around with great local food ranging from mid cheap to expensive . Actually from breakfast you are served with nice food around - local and specially indian thanks to nice coffeeshops.

− Standard amenities missing like Towels, chair and no support staff. I used my own towels and had to carry my stuff one by one as there is no staff no proper trolley. Reception staff kept changing and had no clue and did nothing when I requested the missing items. One towel rack was in washroom and it was broken. Not even tea cups with electric kettle only water glass.

+ Great location. Nice staff. Close to the beach, supermarkets, and multiple choices of restaurants.

− No hot water for shower due to plumbing issues. But the boss was very nice and had it fixed the other day.

+ The photos on the website are deceivingly nice. The location is okay for walking around for restaurants and to the IKEA Store and mall. Shower was hot. The daytime female receptionist was very nice. Allowed a late checkout.

− Immediately you are aware of the trash and rundown conditions of the building. The windows and floors are filthy and have obviously not been cleaned in ages. The elevator and stairs are also filthy and decrepit. At 2300/11pm at night the idiot at the front desk ordered a handyman electrician to our room to change out two can lights in the ceiling of the anteroom of our suite. He didn't knock just barged right in. Thankfully our bedroom door was closed while my wife was in the shower. I thought it was an intruder so I rushed into the room naked, to the shock of the worker. I berated him for the ridiculousness of the hour and how unnecessary it was to fulfill a work order just before midnight. The hotel needs a serious remodel and update, and hasn't been painted in years. The stairs to the "dining area" were stacked with odd things out of place and it feels like a dungeon in the basement and not a place to enjoy food. We would not have eaten breakfast there if it had been offered for free. Very bad conditions. It may also serve as a rent by the hour establishment as three people entered the adjacent room at noon, obviously had sex, and departed within the hour; then housekeeping came to clean the room at 1400/2pm, not a regular time when there are hardly any guests in the establishment. And right next to us. So inconsiderate. In all, it was a very unpleasant stay and we would not recommend this place.

It was plasent and we have enjoyed staying in Muscat.

− The elevator was not working good and water pressure is weak on the higher floors. There was no refrigerator in my room when I checked in and I have to ask for it. Drinking water was limited for 1 bottle a day for each guest.
