Pleasant
+ Welcoming stuff, clean
− 3rd floor without elevator, no water (emergency works), separate buildings for different rooms. I paid 89 eur and it is overpriced.

Very Good
+ The location was perfect, stuff very friendly and helpful! The rooms good size.
− The hotel is on the ground floor, no windows in the room, breakfast very poor. But for short stay good enough

It was a good experience
+ The cleanliness, location, and breakfast were fantastic. It was right across from the opera house. The room amenities were adequate.
− The room was underground and received no natural light, though that wasn't an issue for me. The only problem was that my room door was right next to the kitchen and a table; the sounds of people talking and shouting there came right through. Presumably, sounds from inside the room could be heard outside as well. Couples might want to take this into consideration.

Not again
+ The location is quite central and close to Opera and Republic Square. You can have nice walks in the evening and visit numerous cosy cafe's. The room is clean and comfortable. Ours was quite dark so we could sleep as long as we wished, no noise to hear from the street.
− Very unprofessional approach to the guests unfortunately. The young lady administrator was on the phone when we arrived screaming like hell. We had to wait quite long before we got assistance from her. She even didn't apologize for the delay and inappropriate behavior for the receptionist. No information was given about breakfast, about the way the rooms are cleaned - you need to put the sign on the door otherwise nothing happens. Other administrators ( men) are quite helpful. Breakfast is ok however do not expect much. Even in the season of fruit we didn't get any on the table. Pity as the fruit is quite cheap in august. You get cucumbers and tomatoes and nothing else from fresh food. The breakfast table is just a big round table where all the guests sit together, don't expect any privacy. Not suitable for everyone. Another minus is that the rooms are situated below and you can get an unexpected visit from various insects. The first night there was a bug crawling on my leg. Very scary. Same happened next night with my friend and during the day we saw various bugs there. If you are ok with these neighbors enjoy your stay. I will not recommend this hotel to my friends.

Nice place for a short visit in Yerevan.
+ Good breakfast, excellent location, comfortable beds, very friendly staff, and good value for money overall.
− The entrance to the parking is two buildings before the hotel, which is not mentioned on the Booking page. Took us half an hour to find the entrance on a very busy street. No elevators, which was ok for us, but also was not mentioned anywhere, and should be taken into consideration.

No windows rooms
+ Considering the price, it’s not a bad choice. Spacious rooms, ok bed sheets, and very central location. These are good things.
− However, it’s not like it is a real hotel. It’s repurposed rooms in private condominiums on par with normal dwellers. Then, my room, for example, had no windows whatsoever. This made the smell inside it horrible: a combination of humidity and fungi and cleaning chemicals… the breakfast is not enjoyable. So, there are very little things left to like about it. Probably just the price…
