Tamara and George were very friendly and helpful hosts. My room had a kettle, a fridge, and my bed and room were comfortable and clean. I also had the use of the kitchen if and when needed.
The property was worthy of the reviews that I read previous to my visit / stay there.

The area around the property was run down, but it always felt safe both during the day and at night. Not far to the centre, only a fifteen minute walk. The nearest Metro station was only about 6-7 minutes walk away with a number of supermarkets, cafes and shops in the same area as the Metro station.

The room was super clean at all times, and the towels were replaced daily.
The bed was very comfortable.
The view from the balcony is wonderful—you can see the old Tbilisi houses all around you, as well as a large part of the city in the distance: the beautifully illuminated TV tower, the dome of the Presidential Palace peeking out from behind the trees, and the hills surrounding Tbilisi.
Breakfast was perfect. There was so much delicious food—I mean, a lot of it! Come hungry! 😄
The dining room itself is a work of art—I’m not joking!
The location is excellent—just a 5-minute walk from Avlabari Metro Station. From there, it’s only one stop (about 2 minutes) to Liberty Square in central Tbilisi.
The area around Avlabari Station is full of restaurants, cafés, and street food.
The owners, Georgy and Tamara, are such warm and lovely people. They were very flexible and helpful from the very first moment we booked our stay, right up until the moment we left for the airport.
We arrived at around 2:30 AM, and Georgy stayed up to welcome us, which we really appreciated.

Memorable excellent stay

Fantastic location (sulfur baths are 15 minutes walking distance away) and excellent host (answered all the questions in advance and helped with everything needed). We felt like we visited a long time family friend’s house. They offered airport transportation, breakfast, lunch, dinner and laundry service for an extra fee. Loved the convenience of it. My parents arrived late at night and the host still made us delicious dinner and offered wine. We hope to visit again and stay at this lovely house!!! Thank you❤️🙏

Our staying at the hotel exceeded our expectations. The location was perfect for us.

It's absolutely lovely tiny hotel with all facilities with perfect location. If you need breakfast you can ask the landlady to prepare it for you at suitable time for you. Breakfast is really enormous served in an art designed dinning room in Georgian style/

I didn't find any drawbacks of the hotel. Maybe the next to houses are shabby but for the central part of Tbilisi it's a normal thing/

The room was comfortable and clean, close to the Old Town and metro, and the hosts are lovely. We do not speak any Georgian or Russian but Tamara and George were greatly accommodating with a lovely breakfast each morning and even a bottle of delicious homemade wine.

The building could use a sign out the front to indicate the right gate as it can be hard to find

The property was excellent in every way. The rooms were very clean, comfortable, and beautifully maintained. The staff were extremely friendly, welcoming, and always ready to help with anything we needed. The location was perfect, close to everything, and the atmosphere was peaceful and relaxing. Everything was well organized and exceeded our expectations.

Very welcoming hosts and good facilities including the use of a kitchen. (Thank you for the homemade cake and biscuits!).Short walk to/from Avalbari metro station and bus stop for the airport
Very peaceful at night away from the city traffic

Nothing really but the houses around the hotel are in poor repair so it seems like a rough area at first but that is not the case and there are several restaurants and shops nearby which are good value
