+ The room was spacious, clean, and well-equipped. The location was also relatively convenient, with good access to nearby areas.

− However, the reception was not staffed at all times. Daily housekeeping and replenishment of room supplies were not provided. Also, the room door could easily be opened from the outside, which was a serious security concern.

− Отсутствие лифта. Идти на 3-4-5 этажи с ребеноком, коляской и чемоданами тяжко. Отсутствие уборки в воскресенье и отсутствие инструкции - убирать все самим или ждать персонал.

+ Property was very fitting for a group of 5. Great staff, staid up late to meet us at 2am after our flight. Close to shops and restaurants.

− Location is acceptable, but takes a while to city centre via taxi.

+ The room isn't as picture to introduced , there is no kitchen , no even soap and shampoo in bathroom , they don't service for clean everyday , it was noisy for renovation , this price for rent is meaningless . . .

− The location is very close to SAS supermarket and Yerevan city , many restaurants and fast food near .

− Property owner tried to charge me double the price and refused to communicate through booking platform. After a lengthy fight he agreed to original price but tried to give me a one room instead of double bedroom house which was my original booking and refused to accept it. I had to find a different place to stay and he refused to cancel the full booking and I had to pay half of the booking price. HORRIBLE experience.

+ The apartment is close to Yerevan City, and all essential amenities are within easy reach. It is located on Komitas Street, which is a busy and lively street, but it is quite far from Republic Square and most of the city’s main tourist attractions.

− Unfortunately, our experience was disappointing due to the poor service. We booked two apartments, but no effort was made to place them on the same floor. One apartment was in the basement, while the other was on the third floor, which was very inconvenient for our group. There was no toilet paper when we arrived. After we asked, they gave us only one roll for both apartments and promised to bring more later, but they never did. We had to buy our own. Every day, we were told not to use the bathroom sink because it was broken and that someone would come to fix it within a few hours. However, no one ever came. We were also told to send a message whenever we wanted housekeeping. I requested it twice, but they only cleaned the apartments once. There were power outages every day. Fortunately, they were short, so this was not a major issue. What was most disappointing was that we were charged a significant fee for checking in only a few hours early. Given the overall poor service, a gesture of goodwill, such as waiving this fee, would have been much more appropriate. Overall, the location was convenient, but the level of service did not meet our expectations.

I wouldn't recommend it for short tourist visits.

+ Spacious, private, and well-equipped apartment. Good location (close to bus stop, supermarket, and pharmacy). Free washing machine and drying rack. Armine (the residence owner) was very kind and helped us solve the Wi-Fi issue.

− No reception or staff (despite confirming our 3 a.m. check-in; the key was hidden outside and nobody was there). Difficult to find (the property sign was not clearly visible). Incorrect room type (double bed instead of two single beds). Poor cleanliness (we had to clean the apartment ourselves; no housekeeping or bin emptying during our 5-night stay). Maintenance issue (sink pipe broke and flooded the floor; nobody came to fix it). Wi-Fi problem (wrong password; worked only on the last day). Poor-quality towels and bed linen. No microwave or hairdryer. Limited English-speaking staff (only Armine and one other staff member spoke English). It's suitable for long-term stays if you don't need reception services, but I wouldn't recommend it for short tourist visits, as there are better-value options in the city centre.
