Lovely guest house with a lot of personality

+ Aram’s house is a true guest house. He is a friendly and helpful host, always offers a tea or a snack, and he facilitates interaction between guests when there are others staying. I met some lovely people during my time there. Our room was very clean and comfortable. The location is perfect for walking anywhere in central Yerevan.

− There is some traffic noise at night, but that’s hard to avoid if you want to stay central.

+ Very good place to stop in Yerevan. Being in the center, you can get to any end of the city quickly. There are plenty of places to eat. The main plus of this place, an open and friendly host who is always ready to help you (will meet, feed you, and, if necessary, with a taxi, if we don’t have time to exchange money)

− Unfortunately, I had a very unpleasant experience with this accommodation. The Booking.com listing did not clearly state that the person renting the property also lives in the same house. I only discovered this after making the reservation. The accommodation and the actual experience were also significantly different from what I expected based on the listing. During my stay, I was made uncomfortable by the host’s behavior. When I returned to the property with my friends, the host questioned me about who I was with and later demanded an additional payment of 16,000 AMD for another person sleeping in the accommodation. I did not feel comfortable with the way this situation was handled, especially given that this additional charge was not clearly communicated to me beforehand. I contacted Booking.com customer service and made a formal complaint, but I had difficulty getting a timely response. Overall, I did not feel comfortable or welcome during my stay and would not recommend this accommodation. I believe the listing should provide much clearer information about the living arrangements and any additional charges.

+ Гостеприимный хозяин, был на связи, встретил у подъезда в два часа ночи, тк. была задержка рейса. Мы ещё не успели поменять деньги, он расплатился за такси. Накормил вкусным ужином, налил холодной водочки....

Great location, soviet building, big sized room with great street view balcony

+ Even though its not mentioned, the building is an old Soviet Union period built during 1939~ and kind of historical monument which is still preserved. I rarely used a taxi. Its in the major street of Nagalbandyan which is leading to republic square which is 5-10 mins walkable.And thus all the majore attactions in the city is walkable. Room is so big even with dining area, living area
