+ A comfortable room like this really adds a unique layer to the whole travel experience. A huge part of why my trip was so fulfilling was because I had such a wonderful stay here.

− Large luggage needs to be taken to the 3rd floor. But its ok

+ This is my third trip to Thailand since January of last year, always a fixed 6 nights in Hua Hin and 3-4 nights in Bangkok. Each time I try to have different accommodation. Feb this year, I stayed with my daughter at the Grande Centre Point Lumphini across the street, but this time I was traveling alone and wanted something simpler. I'm used to the area, so I chose this guesthouse. Clean and tidy, spotless. Common areas are well-equipped. Old building, but well-maintained. Bathroom pipes didn't have a strong musty smell. The owner was very responsive. Everything nearby is convenient. Everything was very very convenient. It was very noisy from early morning until 11 PM, with countless car noises (I stayed on the first floor). I went to sleep after midnight, wearing earplugs, and everything was okay (so many people have mentioned this, so please had to be prepared; there's no point in complaining ). No elevator, as many have said, you just have to carry it yourself; it's definitely not a drawback. For this price, it's OK. Everything is fine.

+ Loved the location a lot! It was so close to the MRT which made it easy to commute and there were many eateries nearby :) The place was so clean and the room was surprisingly so huge!!! Very good! It was complete with all the things you need while travelling. Hairdryer, towels, water heater, and the bed was ultra comfy.

− The room I stayed in was a bit close to the road so it was a bit loud but the homestay offered earbuds to lessen the noise :)

+ This place was superb! Seriously amazing place to stay. The place was just perfect for what it is and super comfortable. The only problem is that you don’t want to leave to go out lol. The area offers lots of cafes and restaurants and clean laundry near by. The host was so warm and helpful. I would love to come back to stay for sure. I highly recommend.

It’s really a great area and the room is huge and so beautifully decorated.

+ The room is very spacious and clean. The hotel location is very strategic as it is very close by to One Bangkok and walkable to 7-eleven as well as massage stores. For it's price, it's definitely a very good option.

− Appreciate if the shower head angle can be adjusted so it fits people with shorter height and a hook to hang clothes without getting drench from the shower head. Also the house doesnt come with an elevator and there is no staff on the ground, it requires huge effort to move luggage upwards / downwards.

Very Good

+ Very nice apartment, quite large and spacious, and offered at a very good price. The best part of the place is definitely the bed — I had an amazing night’s sleep and the mattress quality is excellent. The apartment has many amenities and we didn’t miss anything. There is also a kitchen on the ground floor, which is very convenient if you want to prepare something quick. The lady who is on site does not speak English, so we couldn’t really communicate, but she seems very kind and polite. The apartment is located in a relatively quiet neighborhood and in a good location overall.

− Although two contact phone numbers are provided in case you need anything, my communication with them was not good at all. The main issue for me was that I sent a request before my arrival and it was completely ignored I never received a reply, even after I checked out. They did send me instructions on how to enter the apartment and general information about the property, but that was all. This lack of response was the most disappointing part of my stay and significantly affected my overall satisfaction, as I was hoping they would assist me. Another negative point is the bathroom ventilation system. The air duct leads outside the bathroom to an open ceiling with louvers, so you can clearly hear and literally see people staying in the apartment above. This definitely needs a different solution. Finally, we stayed on the first floor, which is the only floor without a balcony. There is an outdoor space where you can step out to sit or smoke and probably adding a couple of poufs and a small table, so guests can use it comfortably would help a lot.
