Ok for 1 night, very basic and loud
+ Location is very good near the see and lots of food options Bathroom was nice and room was clean Receptionnist was kind
− The whole place falls in pieces, everything is old and worn out, the main entrance is disappointing, seems you are entering a back area of some sketchy business, construction material around, elevator out of order... the room looks old and has a very bad smell, the window cannot be locked, no soundproof, couldnt sleep all night due to the attached night club, people hanging out right under the window, cars going in and out etc Luckily it was just one night so Overall it was ok, bed was comfy and clean, but the price is not worth it. You can get much better for that price.

− The room smelled of chemicals used to kill insects or disinfect the toilet bowl or urinal. The smell was very strong and could not be removed by opening the window. It was very disturbing and made it difficult for me to feel well and sleep.

+ Its location! Proximity to the beach. David and his colleague, both are so nice. Our room was already ready as early as 11:50am and we were allowed an early check in.

+ Right on the beach. Good location. Close to lots of restaurants. Nice outdoor restaurant and bar at the hotel.
− Quite dated hotel. The place smelled of cigarettes. There was a building site right in front. The terrace door was very hard to open.

+ The receptionist is very helpful and kind. The cleaning service is available every day. The seacoast is 2 minutes walk, a perfect beach, clean water
− In our room there were cockroaches, there are no shops or a supermarkets nearby to buy some food. No bus station, it's pretty far from the city because the hotel is situated on the seacoast. We visited Muscat in August 2025. It's not the high season so there are no facilities on the beach
